Statement from the Board of Commissioners
April 21, 2026
We appreciate the dedicated staff across our organization who continue to show up every day for our residents and communities. The work they do in the face of significant systemic, political, and social pressures is difficult, meaningful, and important.
We also want to be straightforward: Home Forward is facing real and serious challenges, and we are committed to addressing them with urgency and transparency.
Vacancy rates in some of our downtown properties remain too high. Community safety continues to be a challenge at certain locations. And our financial performance requires sustained, focused attention. We are committed to communicating more directly about where we stand and what we are doing.
We also acknowledge that the organization and the Board must do more to strengthen public trust. That means clearer communication, greater transparency, more visible oversight, and genuine accountability, including a willingness to identify problems, learn from them, and demonstrate that we are improving.
Last week, Home Forward announced three concrete initiatives toward that goal:
- 1. A target of reaching 94% occupancy across our portfolio;
- 2. Publication of a public dashboard with key agency performance metrics; and
- 3. An independent, third-party organizational assessment to evaluate our structures, communication, and accountability practices.
The Board will lead the organizational assessment effort. Our immediate next step is to engage a qualified, independent consultant to begin that work. Home Forward’s mission: providing stable, safe, affordable housing and pathways to opportunity has not changed. We will continue to keep our residents, partners, and the public informed as this work moves forward.
